Could an Apartment Complex Be Coming to Swedesford Plaza in Berwyn?

The Bozzuto Group is proposing to replace the building in Berwyn’s Swedesford Plaza that once housed H.H. Gregg with a new 250-unit apartment complex, writes Natalie Kostelni for the Philadelphia Business Journal.

The building that would be razed currently has one tenant, Golf Galaxy, which would be moved to a vacant Pathmark in the same shopping center.

According to plans filed with the Tredyffrin Planning Commission, the proposed four-story, 76,600-square-foot building would feature two courtyards and an attached four-story, 395-space parking garage.

“We love the location and think it’s a great spot for a mixed-use project and will help some of the retail that is struggling there,” said Pete Sikora of Bozzuto.

The center at 400 Swedesford Road is visible from Route 202. It is owned by Echo Realty of Pittsburgh, which purchased the property six years ago for $23.1 million. The center consists of three buildings that total 146,916 square feet on 19 acres.

The once-bustling property took several hits during the recession, was foreclosed on, and never truly recovered. A new apartment complex could stimulate both the property and the entire retail corridor.
