Chesco’s Home Values Tops in Delaware Valley

There might be more home value packed into Chester County’s neighbors to the east, but it’s just that: packed. Chester County homeowners enjoy the luxuries of both stretching out on their land and possessing valuable properties.

“Land is a finite resource. America sits on 3.5 million square miles (9.1 million square kilometers), but some bits of it are used quite a bit more heavily than others,” the staff of The Economist wrote in a residential property value and density analysis.

Though there’s nearly as much or more home value overall and per square mile in Delaware ($51.3 billion or $278.9 million per mile), Montgomery ($94.1 billion or $195 million per mile) and Bucks ($73.9 billion or $122.2 million per mile) counties, the average house price and home value per person is highest in Chester County ($320,200 or $122,902 per person).

There are only slightly more Chester County homes and people per square mile (257.3 and 670.3) than in Lancaster County (215.8 and 554.5) — and less than half of those in Montgomery (674.3 and 1,666) and a quarter of those in Delaware (1,210 and 3,045) counties.

That wealth is not all concentrated in just a few hands, either. Owner occupancy in Chester County (75.7 percent) is second only to Bucks County (78 percent).
