Reports Say Liberty Property Trust Exiting Montgomery County With $100m Sell Off

Rumors are flying that Liberty Property Trust is selling its current office portfolio of more than 40 properties in the Montgomery County office submarket as it looks to focus its holdings into the company’s core areas.

New York based Rizk Ventures, founded by Thomas Rizk,  is reportedly looking to scoop up all of Liberty’s assets in Montgomery County for an estimated price of $100 million. This would represent Rizk Ventures first purchase in the region’s office market and would shake up the Horsham and Fort Washington office property market even further.

Earlier this year Brandywine Realty Trust also exited the area when it sold its 29 building portfolio at six locations in Fort Washington to Brookwood Financial Partners for $183 million, while Kairos Real Estate Partners of King of Prussia along with Artermis Real Estate Partners paid $30 million for another Fort Washington property which is now going to be NutriSystem Inc’s world headquarters.

If Liberty does complete the deal it will alter the office landscape significantly and John Susanin from Colliers International pointed out that in terms of office space “Horsham will have totally new ownership.“  Susanin also reflected that this is a great opportunity as the area had not been highly sought after for years

The region is likely to benefit even more from this change, as the area has already seen several companies moving their headquarters there and so far, the new owners have announced significant plans to invest in their new purchases to increase both their value and desirability.

At this point however, the Liberty transaction remains just a rumor as neither representatives of Liberty Property Trust nor Rizk Ventures have been willing to comment on whether they are actively pursuing this deal.
