After years of planning, a major luxury apartment project is finally moving forward in Horsham Township, writes Paul Schwedelson for Philadelphia Business Journal.
Developers are breaking ground on AVE Horsham. The 274-unit apartment community is planned for the former Telerx call center site at 723 Dresher Road.
The project is being developed through a partnership between Plymouth Meeting’s Korman Communities, Goodman Properties, New York-based RXR and Tokyo-based Chuo-Nittochi Co. Ltd. The four-story development is expected to be completed in early 2028.
The property will be less than a mile from the Promenade at Upper Dublin. It will feature studios, one-bedroom, and two-bedroom apartments averaging about 1,000 square feet.
Planned amenities include indoor gathering spaces, outdoor courtyards, fire pits, grilling stations, and a swimming pool. It will also have more than 400 garage parking spaces.
Korman executives said Horsham Township officials embraced the development, viewing it as a way to attract younger residents and longtime empty nesters alike.
The project replaces a long-vacant office property and reflects a broader trend of underused commercial sites being redeveloped into housing.
The firm already operates similar AVE communities in King of Prussia, Blue Bell, and Malvern. Company leaders describe suburban Philadelphia apartment demand as exceptionally strong.
