Wealth in the Philadelphia region is still concentrated around Center City, though several Chester County ZIP codes earning top ten spots in specific categories, writes Todd Romero for the Philadelphia Business Journal.
The latest ranking of the wealthiest ZIP codes is based on several factors, including per-capita income, home values, equity, savings, poverty rates, and population density.
Urban ZIP codes often dominate affluent suburban areas because of denser clusters of wealth and larger populations.
While the overall wealthiest list is led by Philadelphia’s most affluent areas, the top ten ZIP codes with the highest typical home values are primarily suburban.
Berwyn (19312) came in sixth with a typical home value of $941,102 as of May 2025, more than twice the median of $398,529.
The top ten for the highest percentages of residents with a bachelor’s degree or higher are also primarily suburban, with Devon (19333) ranking fourth at 82.6 percent, compared with the median of 37.9 percent.
