While the national housing market is experiencing a slowdown, Montgomery County continues to see notable growth in home values, write Janice Kai Chen and Rachel Lerman for the Washington Post.
Nationally, single-family home prices have increased by just 2.7% over the past year, a significant drop from the previous year’s 6% rise.
In contrast, Montgomery County’s average home sold price reached $489,000 in 2025, marking a 6.8% increase from the previous year. The average home value stands at $466,937, up 3.3% year-over-year.
Here’s a breakdown of recent trends in key Montgomery County communities:
Plymouth Meeting (19462): The average sale price rose to $562,000, a 7.8% increase from last year.
Narberth (19072): Average home price rose 8.6% to $737,000.
North Wales (19454): Home prices increased by 6.%, with an average sale price of $501,000.
Norristown (19403): The average sale price reached $438,000, up 6.3% year-over-year.
Collegeville (19426): Home prices saw a 5.2% increase, with an average sale price of $568,000.
Despite the national trend of cooling home prices, Montgomery County remains a competitive market. Factors such as limited inventory and sustained demand contribute to the ongoing rise in home values.
