Downingtown Experiencing Unprecedented Growth as It Undergoes Redevelopment

Downingtown is currently experiencing unprecedented growth, which will soon only be able to take shape as continuous redevelopment.

Downingtown is currently experiencing unprecedented growth, which will soon only be able to continue in the form of redevelopment, writes J.F. Pirro for Main Line Today.

The town with its population of around 10,000 is basically built out, meaning there will be no land available for new development.

Among the most recent projects is River Station, the 14,200-square-foot development in the works on both sides of the river. When it is completed, it will be home to two restaurants and 442 residential units, as well as plenty of outdoor meeting and event space and a web of walking paths.

The Hankin Group’s development project includes a new bridge that will serve as much more than just a shortcut to cross the river.

“It’s a connector, but with an even greater connection to a vast trail network, all tied together at our property,” said Neal Fisher, Hankin’s vice president of development.

However, some residents are worried that the huge changes happening in the town will threaten its historic character, and believe that any new project has to be the right fit.

“The environmental and historical importance of Downingtown is at a critical moment today,” said Adrian Martinez, a longtime resident and former member of the planning commission.
