Malvern-Based Homebuilder to Transform Grounds of Renowned Estate in Radnor

Malvern’s Pohlig Homes is planning to build 15 luxury homes on close to 10 acres of the fabled Ardrossan estate in Radnor, writes Caitlin McCabe for the Philadelphia Inquirer.

According to Todd Pohlig, principal of Pohlig Homes, the company will build homes on 3/4-acre lots near the property’s stone water tower on Newtown Road in Villanova. The developer plans to build smaller homes for “empty nesters” and larger houses for move-up buyers.

The estate became famous when it inspired the 1940s film The Philadelphia Story. Since then, however, some of the land has been sold off or donated, including dozens of acres to the Radnor Township park system.

According to owner Edgar Scott III, 50 to 100 acres have been earmarked for sale to developers, including the 10 acres sold in February to Pohlig.

“Our goal is to have the fewest number of houses,” said Scott. “But we also want to listen very carefully to what the market wants, which has given us the opportunity to do some very unique things.”
