Looking for the best place to build a technology company without breaking the bank? Look no further than Chester County, which is quickly positioning itself as an alternative to Silicon Valley and Philadelphia for new tech businesses.

Chester County recently topped the list of Pennsylvania’s tech hubs and placed just outside the top 20 in the nation with a tech rating of 87.3 as determined by FindTheHome, according to a Daily Local News report. It beat out Montgomery and Allegheny counties for the coveted statewide position and came in just shy of being highlighted by FindTheHome, which profiled No. 22 Williamson County, Tenn., with an 87.6 rating.

Unlike the Bay Area, Chester County housing is affordable and available.

“These dark horses may be poised to become the next silicon superpowers,” the article stated.

And unlike San Francisco, modest apartment living isn’t $4,000 per month. More than 75 percent of Chester County renters pay $1,500 or less per month.

The ranking is based on the number of technology companies and the health of the tech ecosystem. A city with a broad range of tech industries — from computer programming services to software and application development, software publishers, venture capital companies and search portals — received a higher score than cities with companies from just one or two tech industries.

In Chester County, there are 10.1 tech companies per 10,000 people. In 2015 alone, two Chester County tech companies were acquired for hundreds of millions of dollars.

What’s more, Pennsylvania offers startup friendly tax breaks if new companies meet certain criteria outlined under the Keystone Innovation Zone Tax Credit Program.
