See How the Chester County Housing Market Varies by Municipality

The Chester County housing market features a wide range of median home prices and available units, depending on each municipality.

Despite a turbulent few years for the national housing landscape, the Philadelphia suburbs—including the Chester County housing market—are generally faring well, writes staff for Philadelphia Magazine.

The national housing market has seen a relative downturn since 2022, but has recently reached a stabilization point.

Larry Flick V, CEO of Berkshire Hathaway HomeServices Fox & Roach Realtors, predicts a healthy local housing market for 2026. Commencing with the annual spring selling market pop, Flick specifically predicts a slight increase in available homes and median prices.

Looking at specific municipalities over the last year, the Chester County housing market varies between townships and boroughs.

Coatesville featured a median sale price of $190,000 for 2025. Homes spent an average of 19 days on the market for a total of 95 homes sold.

In Downingtown, 90 homes sold in 2025 with a median sale price of $414,950. Downingtown homes spent an average of 16 days on the market.

Newlin Township saw the most expensive median home price for 2025 with an average price of $1.3 million, followed by Easttown Township’s median home price of $1.1 million. Homes spent an average of fifty days on the market, on the higher end for Chester County municipalities.

For yearly changes, Modena saw the greatest one-year price change with a 248.8 percent increase in price. South Coatesville Borough experienced the greatest change in its yearly number of available units, featuring a 266.7 percent increase in available units from 2024-2025.
