An 81,000-square-foot industrial building is planned in Ridley Township at 130 S. Fairview Road, at the intersection of I-95 and I-476, writes Paul Schwedelson for Philadelphia Business Journal.
Greek Real Estate Partners, based out of East Brunswick in North Jersey, has taken out a $12.3 million construction loan to develop the property.
The building could be used for warehousing, distribution, manufacturing or cold storage. It is expected to open in the second quarter of 2026.
Greek Real Estate Partners purchased the development site from 130 S. Fairview Road LLC for $1, according to Delaware County property records.
Everest Medical Group has owned the property since 2015. An entity affiliated with Everest sold it to 130 S. Fairview Road LLC for $760,204 four months ago.
Property owners have had more success recently by leasing smaller buildings of 150,000 square feet or less.
“There is strong and growing market demand for smaller facilities, especially newer spaces with modern, Class A attributes,” Greek Director of Acquisitions Alex Motiuk said in a statement. “With limited availability of this type of product, 130 South Fairview Rd. is uniquely positioned to accommodate a host of different space users as more tenants enter the market.”
