Main Line Neighborhood Ranks Among 50 Hottest Luxury Housing Markets in America

Villanova landed at No. 49 based on an analysis of the nation’s hottest luxury markets using third-quarter listing and sales data from Intercontinental Exchange.

During that time, Villanova’s 19085 ZIP code saw its average list price climb to $1.97 million, up 25 percent from $1.58 million a year earlier, while the average sale price rose nine percent to $1.9 million from $1.74 million last year.

From July through September, the 19085 market saw 20 new listings and 24 sales, further tightening the already low inventory levels that continue to affect many suburbs across Greater Philadelphia.

Recent notable sales feature a 14-acre property within the historic Ardrossan Estate that sold for $4.2 million, a 10,421-square-foot mansion that closed at $2.9 million, and an over 8,000-square-foot residence that fetched $4.1 million.

Over the three-month period, ten listings had an average sale price of $1.5 million or higher.
