North Penn School District Sells Unused Land with Massive Price Tag
The North Penn School District has approved a major land sale that could provide a significant financial boost, reports Dan Sokil for The Reporter.
On Thursday, the school board unanimously approved a $15 million deal with developer Pulte Homes to sell the “movie lots” near Welsh Road in Hatfield Township. The 56-acre property, acquired through various means dating back to the 1980s, was once considered for a new school but was left unused for decades.
Superintendent Todd Bauer explained the reason for the sale. “Once we determined we weren’t going to use it, and there wasn’t the proper zoning to use it for a transportation depot, we started to pursue the sale,” he said.
The land sale has been in discussion since March, with the district receiving six proposals from four developers. The North Penn School District deemed Pulte Homes’ offer as the best fit, contingent on the construction of 85 homes. Board President Tina Stoll emphasized that the sale aligns with the district’s needs and minimizes disruption to the neighboring community.
Pulte’s plan connects to a nearby project that is nearly complete, and public hearings on the new development are ongoing. The sale agreement requires final approval from Hatfield Township.
The school district has estimated a closing date in mid-2025, after which they will transfer the property.
This sale offers the North Penn School District a significant financial opportunity. The capital will go towards funding ongoing projects, including the high school’s renovation.
With $190 million needed for improvements, this transaction is a step toward balancing the district’s budget while also providing future housing developments in the community.
