Upstate New York native Alec Kearns moved to Chester County in 2013 and is now a Real Estate Advisor at Engel & Völkers Malvern-Main Line. Kearns facilitates real estate transactions for all of his buyers and sellers, as well as recruitment efforts for the firm.

“The role of real estate advisor is a truly entrepreneurial position,” said Kearns. As the individual manager of your business, you oversee everything from marketing to client acquisition, transaction facilitation, accounting, etc. This entrepreneurial feeling is what I enjoy most about the job. No two days are alike, and I get to meet and work with people from different walks of life.”

Kearns started working at the age of 15 for Wegmans as a cashier and cart pusher. But around that same time, he also started an “unofficial” land landscaping business with a friend.

“We bought a truck for $400 to pick up truckloads of free mulch from a neighboring town, then we advertised drop-offs locally and, if needed, we would hire additional friends to help with the spreading,” said Kearns. “We delivered loads of mulch for $125 a truckload and paid for the truck in our first weekend.”

Kearns attended high school in upstate New York and, immediately after graduating, attended a local college in Syracuse. He earned his associate’s degree in three semesters so that he could transfer divisions at his full-time job and accept a promotion. This promotion brought him to Chester County at the age of 19.

Throughout his career journey, Kearns attributes his professional growth to everyone who entrusted him to guide them through their real estate endeavors.

“When someone selects me as their advisor, I look forward to learning more about their particular values and interests and
ultimately translating this to finding the home and experience they are looking for,” he said. “Building relationships through my profession is incredibly rewarding, and I appreciate knowing that my friends and neighbors trust me to handle what is likely the largest purchase or asset they will ever have.”

Kearns, who entered the real estate industry full-time in 2020, decided his business model was to be the go-to agent for his neighborhood and to sell some of the most impressive homes in the county. His proudest accomplishment to date is achieving this goal.

“Last year, I listed 30 percent of the homes in my Phoenixville neighborhood, and I represented 25 percent of all residential Chester County buyers and sellers that closed at or above $4,000,000 in 2023,” he said

Kearns’ favorite food and wine in Chester County is Alba in Malvern.

Kearns and the rest of the 2024 Class of VISTA Millennial Superstars will be honored at the Awards Reception & Celebration on Thursday, May 9 at Penn State Great Valley, Malvern.
