St. Luke’s University Health Care Network Expands with New Bucks County Property Acquisition

St. Luke’s University Health Network is set to broaden its footprint in Bucks County with the purchase of an 8.5-acre site in Upper Bucks County, writes John George for the Philadelphia Business Journal. 

The property, previously home to Frederick’s Flowers & Gifts, was acquired for $8.25 million from Del Ron Enterprises Inc., as per county real estate records.  

Located at 3523 Bethlehem Pike in Hilltown Township, the site marks a significant expansion for St. Luke’s, which already operates in the region. 

The 91-year-old flower shop, a family-run establishment, closed in November, paving the way for this new development.  

St. Luke’s plans to replace the existing structures with a 40,000 to 50,000-square-foot medical office building, designed to accommodate 20 physicians and 145 other employees during peak hours. 

St. Luke’s proposal, presented last year to the Hilltown Township Zoning Hearing Board, received the necessary variances in August. Despite the acquisition, the Bethlehem-based health system remains tight-lipped about further plans. 

This expansion complements St. Luke’s existing presence in Bucks County, notably its Upper Bucks Campus in Milford Township.
