Chester County Has the Most Manufactured Home Communities in the Philly Suburbs

Aspiring homeowners are pivoting to single-family or mobile homes throughout The Keystone State, particularly in suburban areas, writes Michaelle Bond for The Philadelphia Inquirer.  

Demand for a spot in these manufactured-home communities has increased, especially in Philadelphia’s collar counties. Chester County, along with Delaware, Montgomery, and Bucks has 129 of these communities in total. 77 of these communities are in Chester County, and ten of them have over 100 or more homesites.  

Owners of these manufactured homes who rent the land are among the lowest-income earners in the country, and if they default on loans they can face repossession of their properties, writes Bond.  

Older manufactured homes, about 43 percent, need expensive repairs. However, owners of these homes may not qualify for assistance to help them pay for the repairs.  

However, these communities are still affordable. The average lot rent is $370 monthly, with loan cost averaging out to $376 between 2019-2021.
