Report: Chester County Has the Lowest Closing Costs in the State

Closing costs are one of the key aspects of buying a home, which puts Chester County in a preferential position for homebuyers. According to a SmartAsset analysis, the county has the lowest closing costs related to home sales in the state.

To evaluate this home-selling expense, the study measured it as a percentage of median home value at the county level. Various applicable outlays were then considered, including mortgage tax, transfer tax, and both fixed and variable fees.

Chester County ranked first, with a 60.35 Index of Closing Costs as Percentage of Home Value. It also placed at No. 2,655 nationwide.

The county has an average home value of $357,100, with average closing fees coming in at $12,567. This puts its percentage of a home’s value at 3.52 percent.

In fact, all of the Philadelphia collar counties ranked highly.

Bucks County came in second with at a 3.56 percent index. Neighboring Montgomery County is in third place with 3.60 percent, while Delaware County came in fifth at 3.86 percent.
