Sale of Two Large Properties — in Berwyn and Paoli — Has Neighbors Edgy About Mega-Developments

As former estates in Chester County sell, neighbors express concern about what might replace them.

The sale of two large properties — one in Berwyn, the other in Paoli — has neighbors sounding alarm bells over potential developments coming to the two estates, writes Caroline O’Halloran for SAVVY Main Line.

In Willistown Township, Rock Hill Farm recently changed hands. It was the long-time home of Tristram Colket, grandson of John Dorrance, Campbell’s Soup Company founder.

The new owner plans 22 homes on one-acre sites.

The idea has caused some neighbors to voice their displeasure at township meetings and start a “Save Rock Hill Farm” Facebook page.

“We don’t want this part of the Main Line to become like Bryn Mawr or even Radnor where we’ve seen open spaces disappearing at quite a pace,” said Stephen Douthwaite, who lives across from the farm.

Meanwhile, the sale of Betty Moran’s 15-acre private homestead in Paoli to local developer Ed Morris also has neighbors concerned.

His plans to sell 10 acres as five two-acre lots were met with strong objections at last month’s Willistown Planning Commission meeting.

Neighbors raised objections on issues that included spoiled vistas, traffic, and stormwater runoff.
