Advocacy Group Strongly Opposes Developer’s Plans for Senior Housing Project in East Vincent

At a recent hearing, East Vincent Township residents presented strong opposition to a rezoning proposal that would allow a developer to construct a senior housing project on 66 acres of farmland off Stony Run Road, writes Evan Brandt for the Daily Local News.

Joined together as East Vincent Advocacy Group, the residents brought in an array of experts who poked holes into a previous presentation by Artisan Construction, which painted a rosy picture of the benefits the 212-unit project would bring to the area.

The financial analysis also submitted by the group indicated that the proximity of high-density housing as presented in the developer’s proposal could reduce the value of nearby homes by as much as $50,000.

Meanwhile, Craig Damon, a financial consultant, expressed doubt that the planned homes would be able to find buyers if priced at around $450,000 for single detached homes and $375,000 for twin properties.

“There is no market analysis to justify these prices,” said Damon. “The Philadelphia area is already saturated with age-restricted communities. There are cheaper alternatives with more amenities.”
