With Occupancy an Issue, Chesterbrook and Glenhardie Corporate Centers Hit the Market

Twelve years after purchasing one of the largest office portfolios in the region for $250 million, Pitcairn Properties has put the Chesterbrook Corporate Center and Glenhardie Corporate Center on the market, writes Natalie Kostelni for the Philadelphia Business Journal.

At 1.7 million square feet on 125 acres, Chesterbrook Corporate Center is one of the area’s largest corporate parks. Glenhardie Corporate Center, in Wayne, covers 255,000 square feet.

Sub-optimal occupancy has been an issue. The combined complexes are at 83 percent occupancy, with pending vacancies.

AmerisourceBergen will vacate in three years, leaving 190,000 square feet empty. Meanwhile, Johnson & Johnson subsidiary Animas is also expected to leave its 120,000 square feet after the lease expires in 2020.

It is expected that the corporate centers will sell for a combined $210 million. They are being marketed together, but there is also the option to purchase them separately.
