The Bay Colony Executive Park in Wayne.

Equus Capital Partners has decided to put the Bay Colony Executive Park in Wayne that it purchased two years ago back on the market, writes Natalie Kostelni for the Philadelphia Business Journal.

The 247,294-square-foot property consists of four buildings at 565, 575, 585, and 595 Swedesford Road.

Equus acquired the property for $37.5 million and has invested an additional $9.7 million on capital improvements. These include reconfiguring the main entrance and constructing a bridge over the small creek that separates the buildings.

The work also encompassed the renovation of all of the lobbies and other common spaces, new signage, and the addition of an outdoor plaza with seating for indoor and outdoor dining. This extensive investment was just what the property needed, as it has already managed to attract several new tenants and is now 99 percent occupied.

Income has also improved with some of the latest leases now starting at $30 per square foot, a significant increase from the $23.50 when Equus originally purchased the property.
