Focus Healthcare Partners Affiliate Acquires Senior Living Community in West Chester

Chicago-based Focus Healthcare Partners affiliate acquires Bellingham at West Chester, a 274-unit senior living community, for $27.05 million.

A Chicago-based Focus Healthcare Partners affiliate has acquired Bellingham at West Chester, a 274-unit senior living community, for $27.05 million, writes Ryan Mulligan for the Philadelphia Business Journal

Set on nearly 12 acres just south of Paoli Pike and west of Applebrook Golf Club, the property was sold by an affiliate of Longview Senior Housing, based in Tampa, Florida. 

The community offers independent living, assisted living, and memory care units, centered around the historic Washington Tavern, which dates back to the 1700s. Originally built as a barn, the restored tavern is now a dining and event space with additional amenities that include a salon and spa, fitness studio, an art studio, and even barber services. 

The Chester County community is Focus Healthcare’s first acquisition in Pennsylvania and adds to its 15 holdings across the country. The company focuses on health care real estate, with an emphasis on senior housing, skilled nursing facilities, and medical office space. 

The property’s seller, Longview Senior Housing, is a portfolio company of Blackstone Real Estate. Blackstone originally acquired Bellingham at West Chester in 2017 for $88.1 million and sold an adjacent senior living facility last year for $11 million.
