A 1.4 million-square-foot warehouse planned at the Bellwether District for canned beverage manufacturer DrinkPak would be the largest in Philadelphia and third largest in the region, writes Paul Schwedelson for the Philadelphia Business Journal.
A city zoning permit issued last week to the Bellwether District states that the building would be for “limited industrial and wholesale, distribution and storage,” with permit documents listing the project’s title as “DrinkPak Warehouse.”
The build-to-suit warehouse would mark a significant milestone for HRP Group, the Chicago-based developer behind the Bellwether District. It plans on investing $4 billion to transform the former oil refinery site into an industrial and innovation hub that would span 14 million square feet over the next 10 to 15 years.
DrinkPak would be the developer’s first tenant, if its lease gets finalized.
The planned warehouse would match the size of the 12-story Wanamaker building in Center City, although it would have a different shape. Currently, Philadelphia’s largest warehouse is the 1.35 million-square-foot former Cardone Industries headquarters in Northeast Philadelphia.
According to the permit for the DrinkPak warehouse, the building would include 199 loading spaces, 957 accessory parking spaces, and 144 bicycle spaces.
