Lower Makefield Approves 47-Home Development on Wright Farm 

DeLuca Homes set to build a 47-home development on the former Wright Farm.

A 47-home development on the former Wright Farm has received the official go-ahead from Lower Makefield Township officials following more than 18 months of discussion and planning, writes Lacey Latch for the Bucks County Courier Times

DeLuca Homes, a local homebuilder, purchased the 49-acre parcel last year. Construction is projected to last between two and three years. 

The original intent was to preserve about 12.67 acres of open space around the planned homes as active farmland. However, discussions with local officials led to a new plan to plant over 1,000 trees instead. 

The new neighborhood will be located west of I-295 and north of Yardley-Newtown Road. It will sit directly south of the existing homes in Bridle Estates, with the two developers adding more of a natural buffer between the neighborhoods. 

The biggest point of contention for neighbors in Bridle Estates is that the only access point to the new development will be Surrey Lane – currently a dead-end road within their neighborhood.

However, the developer’s most recent traffic studies indicate that the addition of 47 new houses will have an “insignificant” impact on the level of service in the Bridle Estates community.
