Massive New Development Proposed for South Philadelphia’s Stadium District

A massive new development is being proposed on the site that was previously occupied by Parx Casino’s South Philadelphia Race & Sportsbook and Packer Avenue Foods.

A massive new development featuring six buildings, an office tower, and an entertainment complex is being planned in South Philadelphia’s stadium district, writes Jake Blumgart for The Philadelphia Inquirer.

The proposal would be constructed just to the east of the Live! Casino and Hotel. The site was previously occupied by Parx Casino’s South Philadelphia Race & Sportsbook and Packer Avenue Foods until recently.

International development group Hines is behind the project.

“Hines, an international real estate firm … has a history of developing best-in-class communities and great spaces in Philadelphia, and their desire to build a multimillion-dollar project in the sports stadium district is exciting,” said City Council President Kenyatta Johnson.

The land is owned by Mark Nicoletti’s Philadelphia Suburban Development Corporation, a major landholder in Philadelphia.

On Nov. 14, Johnson introduced legislation to facilitate the project, proposing a zoning change for the site. The bill aims to reclassify the area from its current industrial-only zoning to a designation that would permit dense residential and commercial development.

The development would include 1,367 residential units and 1,234 parking spaces at the base of the six buildings. There would also be a restaurant and 125,000 square feet of retail, among other features.
