Shoppes at Concord Coming to Vacant Lot in Glen Mills Area

A new shopping center, the Shoppes at Concord, are planned for a long-vacant 25.5-acre lot at the corner of Route 202 and Ridge Road near Glen Mills and Chadds Ford, writes Ryan Mulligan for Philadelphia Business Journal.

New Jersey-based Retail Sites is acquiring the 165,000 square foot parcel from realtor Pettinaro Co.

Shoppes at Concord would join Shoppes at Brookhaven and Shoppes at Upper Providence currently owned by Retail Sites.

The developer is spending between $50 million to $70 million on the new center, which will have “a couple” of sit-down restaurants and fast-food concepts, according to President Robert Hill.

Retail Sites has also been in conversations with fashion retailers, grocers and national fitness brands, he said.

“There’s always a lot of time spent sort of getting the mix of the tenants correct…,” Hill said. “It’s curating a nice mix of tenants, because it’s a very high-income area out there.”

Concord Township gave Pettinaro Co. permission to build the shopping center back In 2018, but the company never moved forward with development.

A $4 million road widening and improvement project for Ridge Road and 202 is also planned.

Construction could start in the summer of 2025.
