Toll Brothers has acquired an 86-acre parcel of land in Langhorne, for $40.5 million, eyeing the development of a 55-plus community at the former Stone Meadows Farm, writes Paul Schwedelson for the Philadelphia Business Journal.

Toll Brothers aims to cater to the active adult segment under its Regency Collection, although the exact number of homes to be constructed is unspecified.

This move comes after years of community resistance against development plans on this site, with the local nonprofit Save Stone Meadows Farm leading the opposition.

Previously owned by Foxlane Homes, which had gained approval to build 159 homes, the property’s development had been a contentious issue.

Foxlane Homes filed a lawsuit against the Middletown Township Board of Supervisors after the board unanimously rejected the initial proposal for the site’s development.

However, in 2022, the authorities approved a zoning overlay that limits construction to housing for individuals aged 55 and above, addressing traffic and fiscal concerns.

This decision allowed the project to progress under the management of Toll Brothers, marking a significant addition to their expanding portfolio.
