As Homebuilding Booms Across Nation, Chester County Stays Ahead

There is a massive boom in suburban homebuilding across the nation and the counties surrounding Philadelphia are not staying behind, writes Erin Davis for Axios

Between July 2020 and July 2021, Chester County recorded growth in its housing units of one percent. This makes Pennsylvania’s wealthiest county–one of just two in the state and one of just a handful in the entire Northeast–that managed to beat out the national average growth rate of 0.96 percent over that period. 

The county added 3,743 new housing units in 2021, which is the most in the past two decades. 

The future looks just as bright, as administrators of the booming county are planning for a population growth rate of 25 percent between now and 2050. 

However, new housing did not bring down the prices of available units. Chester County’s median home listing price grew by 11.4 percent last month compared to 2021. 

Among other collar counties, Montgomery County recorded growth in housing units of 0.5 percent, Bucks County housing went up by 0.2 percent, and Delaware County saw an increase of 0.1 percent in housing units.
