Big changes are coming to Kennett Square, specifically at the intersection of East Cypress Street and Ways Lane. Currently under construction, Kennett Pointe is a 40,000-square-foot mixed-use building, with 13,705 square feet available for commercial use.

It is expected to be completed by late 2022. However, Zommick McMahon Commercial Real Estate is already fielding interest from potential tenants.

Those interested could even play a role in shaping construction if they express that interest early enough.

“We are definitely interested in pre-leasing it, and we can create the space to their liking, and they’ll have more input if we get in pre-construction,” said Zommick McMahon’s James Pinckney. “We can absolutely customize the space. We’re very flexible. We would love to get an anchor tenant in there and really build that commercial space out around a really good user.”

The ground floor of the property is going to be commercial space, with studio apartments above. This will allow the location to accommodate a variety of businesses within the same building.

Zommick McMahon’s Tess Scott said that there will most likely be nine different spaces for commercial use.

“Each space varies in size, but they can also be combined if somebody needs a larger space,” she said. “We’re just looking for businesses that add value to the community. So, we’re looking for restaurants, small coffee shops, cafes, yoga studios, hair salons, even a pet groomer.”

Kennett Square, as a whole, is experiencing significant development, which makes the opportunity to lease at Kennett Pointe all the more attractive.

Construction of the residential space and commercial space is a collaboration between the Commonwealth Group and Montchanin Builders.

“We really look at this project as a sort of gateway to the borough and the first thing people will see when they come in off Route 1,” said Donald Robitzer, The Commonwealth Group’s Chief Operating Officer. “There’s just a tremendous amount of desire to be in this area by retail and commercial and residential. So, we felt it was the right time to take this on.”

Kennett Pointe has been in development since 2017 and is now coming to fruition. The hope is that the commercial tenants are reflective of the community and not just chains or franchises. There are also several amenities that enhance Kennett Pointe’s value, including a 6,000-square-foot public plaza, as well as pavilions and gazebos. The location also has ample outdoor space, a nearby walking trail, and on-site parking.

In addition to the lower-level, retail area of the building, the upper levels will also contain 24 apartments, with one-bedroom and two-bedroom options available. Each apartment will range in size from 910 square feet up to 1,152 square feet.
