Chester County’s Housing Market Continues to Improve in 2016

Housing values are continuing to climb into 2016 according to a report by Berkshire Hathaway.

A recent report by Berkshire Hathaway HomeServices, shows that Chester County and the Philadelphia regional housing market as a whole, continued to rebound during the first half of the year, writes Brian McCullough for Daily Local News.

In the first six months of 2016, home sales in the Greater Philadelphia region went up 12 percent, with 37,910 homes sold, compared to 33,837 in the first half of 2015. This is a significant improvement from the same period in 2014 when 29,260 were sold.

Within Chester County the growth was lower with 3,176 houses sold in the first half of 2016, but is still a 2.5 and 15.7 percent increase over those sold in the first six months of 2015 and 2014 respectively. According to the report, Chester County also had the highest median sale price in the region at $309,000.

“Townships with high average or median sale prices usually have newer housing stock, which is very true of Chester County,” commented Steve Storti, Chief Marketing Officer of Berkshire Hathaway HomeServices Fox & Roach Realtors.

For the first six months of the last two years, the average number of days on the market in the region also declined, down from 80 in 2014 to 73 in 2016. For Chester County, it decreased from 70 to 67.

“With low inventory and average days on the market declining, it remains a seller’s market,” said Storti. “Home sales rose steadily over the last few years, which is a strong indicator that with continued reasonable interest rates and a stronger economy the market will continue to see good activity over the coming year.”
