Toll Brothers Planning Massive Development for Crebilly Farm in Westtown Township

Scenic Crebilly Farm in Westtown Township has been eyed by several developers over the last two decades, but the latest proposal by Toll Brothers might be the one that actually happens, writes Kathleen Brady Shea for Chadds Ford Live.

During a special public meeting held on June 30th in front of 60 people, representatives of Toll Brothers presented a preliminary proposal for a massive housing development to be built on the land.

The preliminary meeting was so that Toll Brothers, which already has an agreement of sale to purchase the property, could share its development plans and give the township a heads-up on its intentions.

Andrew J. Semon, a Division President of Toll Brothers, said that the company had prepared several possible layouts for the site. Two of these were presented to the audience as preliminary drawings that were “very, very preliminary, conceptual discussions” and subject to change.

The first configuration showed 300 two-story homes, 145 of which are single-family and 165 carriage-style homes, all including basements. The second drawing presented a mix of 347 homes, with 143 single-family and 204 carriage-style dwellings.

Both plans included access from Route 926 and West Pleasant Grove Road, but the second also included a connector road within the development, parallel to Route 202. Semon also said that the two existing homes on New Street and their outbuildings would not be removed.

He is expecting that the application for sale, which is contingent upon getting conditional-use approval from the township, will be submitted by the end of the summer.
