Chester County’s Malvern Featured In ‘Town-by-Town’ Series

Nestled in-between East Whiteland and Willistown in Chester County, Malvern is a charming small town dating back to the Victorian era which is now finding its own niche in the real estate market, according to a profile from the Inquirer’s ‘Town-By-Town’ series.

With a population of just under three thousand, Malvern has all the uniqueness and attraction of a small American town. Its past is clear to everyone who visits, with its Victorian style facades, street lamps and brick pavements showing off its long and proud history.

Other people have noticed its beauty and the growth in new businesses is making sure that the streets are now bustling. The area also boasts excellent public schools, part of the Great Valley School District, a vibrant train station in the town, reasonable taxes, and good proximity to nearby corporate centers. This all contributes to the increase in real estate interest in the past few years.

“It is more affordable than a lot of other places, and has a variety of options – rowhouses and twins, as well as condos and singles,” said Mike McConnell of Berkshire Hathaway Home Services Fox & Roach Realtors “If you leave out the single one-million-plus home, the range of active listings runs from $195,000 to $625,000“

With restaurant popping up left and right, the business district is getting its own niche, gaining an upscale, education oriented college-town atmosphere. This is helped by large, community conscious organizations, such as Vanguard Group, QVC, AmeriGas, and Ricoh having their offices nearby.

Despite its obvious benefits, oddly, Malvern has yet to become a truly active residential market as there is low turnover because people want to stay, and, for now, relatively few new housing developments, as opposed to the large projects taking place in other nearby townships.

According to Berkshire Hathaway Home Services, property sales in the second quarter of 2015 were just 11 houses, six more than in the previous quarter. Not exactly a huge number of sales, but if you are looking for a property in this area, the most important piece of advice is to act quickly and decisively, otherwise someone else will.
