While new landlords often rely most on credit, criminal, and background checks when deciding who to rent their properties to, industry professional Dan Mancini — who owns rental properties throughout the Philadelphia area — believes that there is some wiggle room when it comes to a person’s credit score. Chris Kornelis included his insights in The Wall Street Journal.

Mancini is a former real estate agent with Keller Williams in Devon and Wayne.

“Someone can have bad credit for a good reason,” said Mancini.

He encouraged new landlords to meet with applicants after they run credit checks on them and talk to them about the things on their credit reports. Otherwise, they could be turning away reliable tenants in the midst of an issue out of their control at that moment.

“Maybe they’re going through something really difficult in life and that’s understandable, with an emergency or someone maybe died,” he said. “I think the numbers don’t always tell the whole story.”
