Microsoft-Anchored Office Building in Great Valley Corporate Center Fetches $36.3 Million

Equus Capital Partners has sold a three-story office building in the Great Valley Corporate Center to FLD Group for $36.3 million, writes Natalie Kostelni for the Philadelphia Business Journal.

The 136,977-square-foot property at 45 Liberty Boulevard is anchored by Microsoft and is currently 95 percent occupied.

This is the second Great Valley Corporate Center property the Lakewood, N.J.-based real estate company has acquired. In 2019, FLD also purchased a 91,190-square-foot office building at 100 Deerfield Lane for $15.5 million.

This latest acquisition was built in 1999. It was purchased by Equus in 2018 as part of a seven-building portfolio. At the time, Equus paid Liberty Property Trust $92 million for the buildings.

The Newtown Square-based real estate company has since spent $1.4 million in onsite upgrades, sprucing up common areas, the lobby, and restrooms.
