Further Development Along Route 29 Corridor on the Horizon in Great Valley

A new housing project from DP Partners Group is one of a number of projects currently planned or under development in Great Valley, writes Natalie Kostelni for the Philadelphia Business Journal.

DP Partners is proposing a residential development in the former Knickerbocker Quarry in East Whiteland that would preserve half of its 172 acres as open space.

Currently, zoning for the property permits the land to be developed into a warehouse-distribution space. However, DP Partners believes that the property’s proximity to other housing communities and the potential increase in traffic on already congested roads from warehouse-distribution space make this land more viable for residential use.

“I think it takes traffic off of the road, and what it is currently zoned for is not a true benefit to the community,” said Jason Dempsey of DP Partners.

Among other developments in Great Valley is Vanguard’s four-story, 240,000-square-foot office building that is currently nearing completion. The investment giant is also considering constructing another building on its campus that could add up to 194,000 square feet.

Meanwhile, Trammell Crow is preparing to break ground on a new 35,000-square-foot build-to-suit office building in Atwater.
