The corner of Business Route 30 and Route 82 is the site of the Coatesville Gateway Redevelopment Project that aims to restructure Coatesville as a downtown commercial center.

envirosureThe Redevelopment Authority (RDA) of the City of Coatesville has awarded EnviroSure, which has an office in West Chester, a contract to complete environmental site characterization for the Coatesville Gateway Redevelopment Project.

Located at the corner of Business Route 30 and Route 82, the project aims to restructure Coatesville as a downtown commercial center and bring more economic prosperity and opportunities to local businesses and residents.

The redevelopment project involves the RDA and redeveloper, DEPG Coatesville Associates LP, with EnviroSure handling the environmental site characterization efforts. An agreement between the RDA and DEPG established the sale of RDA-owned property to DEPG as the key element for DEPG’s development of new commercial space and apartments.

The RDA requested an Industrial Site Reuse (ISR) Program grant and the Commonwealth of Pennsylvania, acting through the Department of Community and Economic Development (DCED), approved the ISR grant for the project. ECON Partners assisted in the preparation of the grant application.

The grant will fund the majority of the environmental site characterization work, and DEPG will pay the remainder. The terms of the grant allow the DCED to establish conditions for the use of the grant funds.

The Gateway Redevelopment Site offers the promise of a new and rejuvenated downtown Coatesville as envisioned by the redeveloper DEPG. The plans include 20,000 square feet of construction, resulting in new first-floor retail commercial space and 40-60 market-rate apartments above.

“We have been active over the years in areas such as West Chester, Phoenixville, Coatesville, and Manayunk, bringing many retailers and restaurants to those communities in the early stages of development,” said Jim DePetris, Managing Member of DEPG and CEO of Legend Properties. “We are confident that we will be able to do the same again in Coatesville.”

“EnviroSure is honored to be selected for this project from an initial field of about 30 competing environmental consulting firms,” said Scott Smith, EnviroSure’s President and CEO. “We’re excited to be teaming with the RDA and DEPG to help redevelop Coatesville and bring the new downtown vision to life.”
