With its rich history and rural charm, Pocopson is a coveted place for many people relocating to the area and looking for a house, writes Alan J. Heavens for Philly.com.

While smaller and slightly more densely populated than some of its counterparts in the Unionville-Chadds Ford School District, Pocopson’s real estate market is in line with others in the region.

According to Jane Wellbrock, an agent in Weichert Realtors’ Chadds Ford office, there are currently 24 active listings in Pocopson, with their prices ranging from $299,000 to $2.9 million.

“That means the middle of the price range is $729,000, with many of the active listings $750,000 and more,” she added.

Eleven houses have been sold in the last three months, ranging from $300,000 to $675,000. Pending sales under agreement range from $275,000 to $1.1 million.

However, Wellbrock emphasized that the “sweet spot” of the township’s real estate market is between $400,000 and $700,000, meaning a house listed in that range will sell immediately as people love living in Pocopson.

According to Wellbrock, along with the townhouse communities and Toll Brothers’ Riverside at Chadds Ford and the Preserve, “It is one of the most delightful places around to live in, a real country place but convenient to the outside, with one-acre or two-acre minimums.”
