Open Space Preservation Takes Priority Over Development in Caln Township

Caln Township’s open arms toward suburban commuters are starting to get full. The end of the line for the Southeastern Pennsylvania Transportation Authority‘s Paoli-Thorndale rail service has seen an explosion in growth and popularity over the past 20 years, but future developers may have to get creative about projects going forward.

“We have finally reached a point where there is not much left to be developed,” Keller Williams Real Estate Agent Noel Bernard said in a Philly.com spotlight on Thorndale. “The township is into open-space preservation. There aren’t a lot of big parcels left.”

That’s in part because Caln Township serves as a hub not only for commuters but for residents and families who value open space and recreation, school choice, proximity to both Downingtown and Coatesville, and a great deal on real estate.

“It offers a lot of things and is close to everything,” Bernard said in the article.

And it’s not just local folks who have been moving in; the community draws heavily from Delaware County.

“They get more bang for their buck here, with larger lots because there is less congestion,” she added.

New residents are increasingly young and well-off.

“Millennials … Generation Y or whatever they are known as in their 30s, are my buyers these days,” she said. “… This generation has a fair amount of money.”

The township currently boasts 101 active listings spanning prices as low as $70,000 and as high as $425,000, with much of the inventory in newly developed neighborhoods that offer three- and four-bedroom homes that sell in the $200,000s and low $300,000s.
